Feature Friday: New Homes in Edmond, Oklahoma in Valencia

Categories: Feature Friday, New Homes in Edmond, New Homes inDeer Creek, Valencia | This post was written by: Steve Shoemaker

Valencia is Ideal Homes’ master-planned Community featuring new homes in Edmond and homes in Deer Creek.

Children living in Valencia attend either Edmond or Deer Creek Schools, depending on their address. Deer Creek schools that serve Valencia are Grove Valley Elementary, Deer Creek Middle School and Deer Creek High School. Valencia children living in the Edmond school district attend Westfield Elementary, Summit Middle School and Santa Fe High School.

Located in Edmond, Oklahoma, at the cross streets of NW 178th (Edmond Road / 2nd Street), May and Pennsylvania, new home prices range from the $120s to the $320s.

Valencia is also Ideal Homes’ only community to feature four of its new home collections:

  • Classic Collection: $120 to $155
  • Camden Collection: $140 to $172
  • Signature Collection: $167 to $219
  • Infinity Collection: $215 to $320

That means there is something for everyone in Valencia, from the first-time homebuyer, to the family ready to move-up and settle down.  And at any given time there are a variety of homes ready for quick move-in and closing.

With over 30 acres of parks and open spaces, the real story in Valencia is the abundance of Community amenities that warmly welcomes residents.

The Valencia community amenities include three playgrounds (with more to come), multiple gazebos at each, ponds, creeks, miles of walking trails, a baseball diamond and soccer field.  The parks and gazebos are frequently utilized by homeowners for birthday parties, baby showers and family get-togethers.

Valencia is the ideal place to call home for new homes in the Edmond and Deer Creek area because of the family-oriented community, winding streets which slow down traffic and convenient location.

Quail Springs Mall, Mercy Hospital, the YMCA, churches, medical offices, grocery stores, retail shops and entertainment may be found within a short distance from Valencia.

Valencia is a great place to call home.

Best Playgrounds in the Oklahoma City Metro

As a mom, I’m always looking for new, fun places to take my son to burn off energy. Ideal Homes has developed some amazing playgrounds within our communities. Here are a few of my favorites.

1. Valencia in Edmond:

Kids love this towering pirate ship and its huge slide. This is only one of several playgrounds in Valencia’s 30 acres of parks and open spaces. Valencia is located between May and Penn, just north of 178th.

2. Red Canyon Ranch in Norman:

There is a lot to love about this playground. It’s located on one of the highest points in Norman and has great panoramic views. Your kids will love the swings and the nearby nature trail. Red Canyon Ranch is located on E. Tecumseh, just west of 12 Ave NE (Sooner Road) in Norman.

3. Featherstone in Moore:

The playground in Featherstone is located beside the large pond in the center of the community. Featherstone is south of SW 149th Street on Western Ave.

What are your favorite parks in the OKC metro?

Three things from the International Builder Show

Several Ideal Homes employees spent last week in Orlando at the 2011 International Builders Show. Three things really stood out:

1.  We are very fortunate to be new home builders in Oklahoma City.  With affordable new home prices, appreciating home values, and job growth, the Oklahoma City housing marketing is the envy of the nation.  Nationally most industry economist see 2011 as a turning point for the industry overall.  Markets like Oklahoma City are poised above the rest to see continued growth.

2.  Space matters. As new home builders, we must continue to focus on product functionality.  Here’s what we know about today’s new home buyer.  You don’t want wasted space.  People are unwilling to pay extra for space they don’t use every day.  That’s why you see fewer and fewer formal dining and living rooms in our floor plans, but instead more flexible family space.  We also must continue to pay special attention to the living triangle – the living room, kitchen, eating area as the hub of the home.  Our new model homes in Greenleaf Trails, Somers Pointe, Red Canyon Ranch, and the model’s under construction in Valencia and Country Place will showcase the living triangle at its finest.

3. People browse then buy.  It is important to adapt to today’s tech-savvy home shoppers/buyers.  90 percent of today’s homebuyers use the web as part of their home buying process.  That means things like mobile websites, texting, and smart phone applications will play a larger role in how we sell our new homes in Oklahoma City and how the consumer finds them.  That was good news for us because just last week we launched our new mobile website.  Browsers visiting http://bit.ly/h2idFg using their smart phone will be redirected to a user friendly mobile site where they can view our new home communities in Oklahoma City and easily search our floor plans.

No Shortage of New Home Options in NW Oklahoma City

Categories: Market Data, Valencia | This post was written by: Steve Shoemaker

The July issue of The Builder Report, published by Dharma, Inc., is hot off the press.  This report provides a large amount of data on Oklahoma City new home construction.  It’s a valuable resource for those of us in the Oklahoma Real Estate industry.  Not only does it track overall new home permits, but also compiles a list of the top selling neighborhoods in the Oklahoma City metro area.

Of special note, four out of the top five hottest neighborhoods are in far NW OKC (Edmond/Deer Creek schools) and are within a mile of each other.  Of course we’re partial to Valencia, which tops the list, but homebuyers have no shortage of new home options in Edmond or Deer Creek.

As always, the hot spots jump around from year-to-year or even month-to-month.  Some areas of Mustang are picking up steam.
